In March 2019 alone, Aruga Resort and Residences-Mactan has recorded the highest per square meter (p/sqm) sold at over Php 360,000 p/sqm for a one- bedroom beachfront unit.

“The continued demand for condominium units is fueled by the influx of high- spending foreign tourists,” said Colliers.

It pointed out that resort-oriented projects in Mactan will likely continue to record strong take-up especially from Japanese retirees and offshore gaming employees from China.

Mactan’s improved connectivity to the rest of the world is also something to bank on as the presence of direct flights to other countries could translate to potential tourism and real estate gains.

Rockwell Land’s entry to Mactan beefs up the island’s image in the global tourism and property map. The firm’s outstanding performance is proof that all eyes are now in Mactan.

There is more to Mactan than a sweet travel escape, with its gorgeous beaches and lush tropic scenery.

While this destination has offered an idyllic respite for countless travelers, this famed island in Cebu also proves to be a premium catch for those wanting to invest in valuable property.

“We believe that Mactan remains a property investment hotspot in the Visayas region. Several national developers have established footprint in Mactan,” Joey Roi Bondoc, research manager at Colliers International Philippines, said in an interview with Inquirer.

“Mactan also benefits from the expansion of the Mactan-Cebu International Airport. Direct flights from other Asian countries makes it a highly viable location for retirement. Japanese retirees, for instance, are drawn to Mactan. These retirees have contributed to strong residential take up in the area. Investors from Manila are also enticed to acquire properties near Mactan due to the recent expansion and modernization of the airport,” he added.


Spillover impact

According to Bondoc, the development of resort-oriented integrated communities in Mactan makes it a real estate investment hotspot. Add the fact that the area also captures the spillover impact of thriving business activities in Cebu City.

“We see tremendous room for growth as Mactan captures business expansion outside of Cebu City,” Bondoc said.

He disclosed that a number of new businesses have also started to locate in Mactan, which should prop up demand for offices, condominiums, and hotels in the area. Mactan further stands out because of its proximity to the expanded Mactan-Cebu International Airport.

Aside from office and residential developments, Colliers also sees the area becoming a hub for meetings, incentives, conferences, and exhibitions (MICE) investments in Visayas.


Mactan’s luster

There are several factors that are seen to sustain property demand in Mactan which include the continued growth of outsourcing and offshore gaming sectors; returning overseas Filipino workers (OFW) which should drive residential and retail demand; industrial sector, as the brisk manufacturing activities in the region are seen to similarly boost residential demand; and tourist arrivals, which may be partly buoyed by the expanded airport in Mactan.

Also, key to sustaining Mactan’s luster as a tourist and property investment hub in the Visayas would be the continued development of leisure-centric communities in in the island, according to Bondoc.

“Developing integrated leisure attractions is a practical route for local and national developers if they want to benefit from Mactan’s attractiveness,” Bondoc said. “To capture the opportunities, Colliers encourages developers with massive landbanks in Mactan area to pursue resort-oriented projects.”

As it is, Mactan already has its fair share of upscale resorts, both local and foreign-branded, which have given tourists an idyllic island getaway, replete with the incredible sceneries, pristine coastlines, a taste of the province’s rich culture, and even scrumptious local cuisine.

Some property developers, however, are clearly stepping up the game as they seek to bring their own distinct brand to the famed Mactan Island.

Rockwell building P4-B beach resort in Mactan

MANILA, Philippines – Rockwell Land Corp. is investing up to P4 billion in a beach resort in Mactan, Cebu to take advantage of the tourism boom in the country.

Nestor Padilla, president and CEO of Rockwell Land, said the 300-room resort in Cebu would feature sky suites on its upper floors with panoramic views of the 25- meter beachfront.

The resort, which will be under the Aruga brand, will have private villas that will give guests direct access to the beach.

“We are excited about our first resort development, Punta Engano in Mactan, Cebu and looking at Iloilo for expansion,” Padilla said.

Construction of the Mactan resort is targeted to start in the third quarter of 2017 and slated for completion in 2021.

The project is expected to generate some P300 to P400 million in revenues annually upon the completion of the project.

“The strong interest from our roster of investors and partners to roll out new ventures outside Metro Manila is evidence of not only the strength of Rockwell’s hotel and leisure business but also reflects our collective vision to develop prime tourist locations like Mactan Island as the country experiences a tourism renaissance,” Padilla said.

Rockwell Land is also building a 280-room Aruga Hotel in Makati, its first urban resort themed hotel in the city. It will feature a 1,400-seater ballroom, specialty restaurants, a fitness gym, meeting rooms and an executive lounge.

In the first quarter, Rockwell Land reported a P342 million net income with its hotel operations generating P90 million in revenues.

Last year, the Lopez-owned property company earned P1.6 billion or five percent higher than the yar earlier.

Revenues from condominium sales reached P6.2 billion while revenues from commercial development business jumped 59 percent to P2.1 billion.

Hotel operations under the Aruga brand generated P260 million in revenues, up 189 percent from P90 million.

Rockwell is targeting a double digit growth in net income this year.

“We are still aiming for a double digit growth,” said Ellen Almodiel, chief finance officer.

Rockwell expanding leisure estate business

Lopez-led property developer Rockwell Land Corp. is betting big on tourism and leisure estate with the development of a chain of luxury resorts under the “Aruga Hotels” brand, adding to its portfolio of recurring earnings.

The developer is investing P6 billion to P7 billion in two new Aruga Hotels—one in Rockwell Center in Makati (a 280-room boutique hotel) and another in Mactan, Cebu (a 300-room beachfront resort).

Rockwell Land president Nestor Padilla said during the company’s annual stockholders meeting Thursday that Aruga Hotel in Makati – pitched as its first urban resort-themed development in the city – would open in the first half of 2019.

The Makati hotel will have a 1,400-seater ballroom, specialty restaurants, a fitness gym, an executive lounge and meeting rooms.  It will be smaller than the serviced apartments currently offered by the group under the same “Aruga” brand. Construction of the new hotel in Makati is estimated to cost P3 billion.

For the Mactan development, which is estimated to cost between P3 billion and P4 billion, there will be sky suites on the upper floors with panoramic views of the 250-meter beachfront.  It will also have private villas with direct access to the beach.

Set on 11 acres of property facing the Hilutungaan channel next to the Shangri-la resort in Mactan, the hotel is set to start construction in the third quarter of 2017.  It is expected to generate P300 million to P400 million yearly upon completion by 2021.

“Tourism is one of the thrusts of government and if we believe that infrastructure will follow in the area—the Philippines is a nice country—it’s a natural extension of us being in the lifestyle area,” said Rockwell senior vice president and chief finance officer Ellen Almodiel in a briefing after the stockholders’ meeting.

Angela Marie Pagulayan, assistant vice president for Rockwell hotel and leisure development, added that the group was likewise encouraged by the 82 percent occupancy rate of Aruga serviced apartments at present.
